Our Process

Mark Payne Homes is proud to offer a wide range of products for every type of buyer. We invite you to meet with a sales representative to tour our model homes and communities, and to help answer any questions that you might have. We know there are a lot of choices to make, and we are here to help!

 

Purchasing Your Home- Once you've narrowed down your floor plan and neighborhood, your sales agent will help prepare the purchase agreement and collect the construction deposit. Once all paperwork is signed and executed, we will provide a copy to insert in your Homeowner Manual.

 

Applying for your Loan- It is necessary to have an approval letter prior to moving forward with your Mark Payne Homes purchase. It never hurts to start the financing process early to ensure that the home you want is in a price range that you are comfortable with. To assist you, we may suggest lenders appropriate for your specific financial situation.

 

New Home Selections- Part of the fun of buying a new home is selecting finish materials and colors. You will make some of these choices with your Sales Representative at Mark Payne Homes’ office, or at our supplier’s showrooms.

 

Construction of your Home- We invite you to tour your new home during the building process keeping safety a top priority. The building process takes varying amounts of time depending on the plan and options selected, but it’s such a rewarding experience to see your home built from the ground up.

 

Homeowner Orientation- Your homeowner orientation is an introduction to your new home and its many features; a meeting that goes beyond the traditional walk-thru to include a detailed demonstration of your home and its maintenance, as well as an opportunity for you and Mark Payne Homes to confirm that the home meets the quality standards shown in our model homes. This will typically be scheduled at least 3 business days before closing.

 

Closing- You have made it to your closing day and are just steps away from moving into your Mark Payne home. You will meet at the title company and sign all of the necessary documents for the conveyance of your new home. Once your financing paperwork is completed and your loan has funded, you will receive the keys to your beautiful new home.

We share your excitement about your new residence and hope that you will see our commitment to you after you close. Although quality materials and workmanship have been used in your home, this does not mean that it will require no care or maintenance. General homeowner maintenance is essential to providing a quality home for a lifetime. Each Mark Payne home comes with a one year workmanship warranty and a 2 year warranty on plumbing, electrical, heating and air-conditioning delivery systems and 10 years for major structural components of the improvements.
